The Kiva on the Gulf property is a two-bedroom, two-bathroom condo located on the 18th hole at the famous Kiva Dunes Beach & Golf resort in Gulf Shores, Alabama. It was previously making about $35K in revenue each year, but with new flooring, paint, and countertops, we were able to improve the space and its revenue potential. We also updated the paint and furniture, and now the property brings in approximately $80K per year!
One of the best improvements we make to any property is updating the furniture. For Kiva Dunes, we invested $18K in furniture, which contributed to the nearly $45K improvement in yearly revenue. This goes to show that the right furniture can make a big difference in the comfort and appeal of your short-term rental property!
Pelican’s Perch is also located in Gulf Shores, Alabama, on the beautiful Emerald Coast. This four-bedroom, four-bathroom house needed quite a few upgrades, and we repainted each room, replaced the flooring and countertops, re-did the staircase, and installed shiplap on the bedroom walls to add that little touch of luxury. The house was previously generating approximately $160K per year, but in the seven months since we finished the remodel, it has brought in $180K in revenue and is on track to bring in $210K to $215K by February 2023.
